What
is a Short Sale?
A short sale occurs when a lender allows a homeowner in default to sell
a house for less than the total value of the loan. Sometimes homeowners
can negotiate with lenders and have them split the difference between
the sale price and the loan amount, which still must be paid.
A short sale may be complicated if the loan has been sold to the secondary
market because then the lender will have to get permission Fannie May,
Freddie Mac or whomever their principal lender is.
If the loan was a low-down-payment mortgage with private mortgage insurance,
then the lender must also involve the mortgage company that insured the
loan.
