Here are some facts and information
about Condominium Associations.
Condos are usually located within a development with shared or common
areas. The development and common areas are typically governed my
Governing Documents and a Governing Board.
Governing Documents are known as covenants, codes
and restrictions or CC&R's. These CC&R's contain; bylaws,
operating rules, articles of incorporation, articles of association
and any other operational governing documents pertaining to owners
and associations rights and or obligations. Typically these CC&R's
can be amended with the approval of a certain percentage of owners.
Governing Boards are known as the Homeowners or
Condo-owners Association.
Common areas and amenities vary from one Condo development
to another and may include pools, spas, landscaped areas, tennis
courts and more. Homeowner's dues and the association's reserves
pay for the upkeep and maintenance of these areas and amenities.
