Buy a Vacation Rental

A Great Rental Starts With the Right Property, Not Just a Nice Interior

A Tahoe vacation rental can be a smart investment, but performance depends on more than finishes. Seasonality, location, amenities, and the type of rental you choose all play a role. The goal is to find a home you’ll actually enjoy, then market it well to the right renters.

Understand the Rental Landscape

Tahoe rentals are seasonal, with the strongest demand typically in summer (June–August) and winter (December–February). Spring and fall are often slower. The most competitive weeks tend to be holiday periods and popular weekends like Christmas, New Year’s, Presidents Day, Easter, Fourth of July, and Memorial Day.

There are three main rental paths in Tahoe and Truckee:

  • Nightly/weekly rentals: Most popular in peak summer and winter. More marketing, management, and maintenance, but usually the most flexible for owner use.
  • Ski leases: Typically a 3–5 month winter lease. Great for owners who mainly use the home in summer.
  • Long-term rentals: Month-to-month, 6- or 12-month leases, often serving locals, families, and students.

What Features Drive Bookings

Renters usually choose homes that make a trip feel easy and fun. In general, strong performers tend to have:

  • Space to sleep more people comfortably
  • High-demand amenities like a hot tub
  • Extras such as pool, tennis courts, lake access, or strong community amenities
  • Views and a layout that feels good for groups
  • Proximity: near ski areas for winter demand, and closer to the lake for summer (and often year-round appeal)

Where Rentals Tend to Perform Better

Some areas naturally draw renters because of convenience, amenities, and year-round appeal. Locations that are often considered strong for rentals include:

  • Tahoe City: central and popular lake destination
  • Homewood / West Shore: good lake access, popular associations like Chamberlands
  • Kingswood Estates: near Kings Beach, close to the lake, casinos, and Northstar
  • Northstar: major ski area plus golf and amenities
  • Squaw Valley / Palisades Tahoe area: ski, village, restaurants, shops

Numbers You Should Look At

Before you buy, it helps to run the rental like a business, not just a guess. The main numbers to consider:

  • Expected occupancy by season
  • Typical nightly rates in peak vs off-peak months
  • Operating expenses (utilities, snow removal, hot tub service, cleaning, repairs)
  • Management and marketing costs if you won’t self-manage
  • Owner-use goals (because it affects availability and income)

A good property manager can often provide insight on occupancy expectations and management fees for specific areas and home types.

My Best Advice

If you’re investing in a Tahoe vacation property, find something you’ll truly enjoy first, then set it up and market it well. The best rentals are the ones that feel great to stay in, and are easy for guests to say “yes” to.

Tell me your goals and I’ll help you evaluate options

Whether you want flexible owner use, strong winter demand, or a more hands-off setup, I’ll help you narrow down homes that match your budget and your rental plan.
