Home values rise and fall many factors affect the Lake Tahoe real estate market. Some of those factors affecting the market are stock prices mortgage rates and simply supply and demand. Lake Tahoe homes are unique in many ways including but not limited to setting, condition and overall appeal.
Last year from January 1, 2015 – April 15, 2015, the median for home values were $570,00. This year our median is $550,000. Being just short of 3.5% last year at this time the number of homes that were sold were 83. During this same time frame in 2016 we have 66 sold homes from the state line of California to Emerald bay.
From January to April 2015 the highest sold house was listed at $8,850,000 leaving our lowest home at $188,000. This year it was $7,103,000 with a low of $213,000. A total of 1,600 Lake Tahoe homes were sold in 2015. Although there was a minor decrease, with a 3.5% median difference, between 2015 and 2016 leaves Lake Tahoe properties priced at a lower rate, which makes it the perfect time to buy your Lake Tahoe dream home.
